How much is the application fee?
The application fee is $50 per person over the age of 18.
How much is the administrative fee?
The administrative fee is $150 per apartment home.
How much is the pet fee and pet rent?
The pet fee is $400 per pet with a maximum of two pets per apartment. The monthly pet rent is $25 per pet. There are no breed or weight restrictions.
What is included with the rent?
Our rents include cable, trash removal from the property, and pest control. Most apartment homes will also come furnished with the washer/dryer.
What is the school district?
Gibson Elementary, Northwest Middle and North Forsyth High School.
Can I pay my rent online?
You can pay your rent and water charges online through our resident portal. You may also submit a service request online as well.
What are your income requirements?
We do have income requirements of at least 2.5 times the rent. Your application is based off your credit and criminal background check.
Do you require renter's insurance?
Yes, we do require renter's insurance. All residents are required to obtain renter's insurance from a carrier of their choice and each policy must meet the minimum requirements. At least $100,000 liability coverage. All leaseholders must be shown as the "insured" party. The lessee's complete address must be shown as the insured premises. Covered perils must include damage from WATER,FIRE, SMOKE and EXPLOSION. The property name and address must be shown as the additional insured or interested party.
How are emergency repairs handled?
- We offer after hours emergency maintenance service. Call our office number at 336-744-0178 and follow the prompts to leave a message and call back number. After hours emergencies include:
- Fire. Call 911 FIRST.
- Electrical failure. Exception is a non-pay disconnect.
- Any water leak or sewer back up.
- No heat or air conditioning (for safety reasons we cannot work on any outside unit after dark or during inclement weather).
- Refrigerator not working.
- Range/Oven not working (weekends only).
- No hot or cold water.
- Toilet stopped up-if the home only has one.
- Overflowing commode where there may be property damage.
- Severe weather that causes damages to doors, locks or windows.
- You are also able to place non-emergency service requests online through the resident portal 24/7.
